Commercial irrigation plans that show every sprinkler, valve and timer

Fleming's designers draw the whole site before work starts, so contractors, managers and municipalities can read exactly what is going in and where.

Chapter 01

The plan a contractor or property manager needs in hand

When you are building, managing or maintaining a site, irrigation is rarely the first question, and it costs more when it gets answered late. What helps is a plan you can actually read: where each sprinkler sits, where the valves are, and which timer runs what. A sketch on a napkin does not do that.

Fleming's designers produce that plan for the whole site, with the layout of all sprinklers, valves and timers. General contractors, developers, property managers and town municipalities around Cedar Rapids, Marion, Hiawatha and Iowa City work from drawings like these.

Drawn to code, sized for wind and peak demand

Commercial ground is rarely one tidy rectangle. There are parking islands, building edges, slopes and long runs of frontage, and each one needs its own answer. The design follows the building and water-use codes for the site and keeps head-to-head coverage, so the turf stays even in wind and when demand peaks.

Scale is not something Fleming has to learn on your job. The company has done hundreds of commercial projects in the area, from large complexes to restaurants and malls. The size changes the sheet. It does not change the rule that every sprinkler, valve and timer is drawn before the work starts.

Chapter 03

After the install: the as-built, start-up and RPZ paperwork

When the system is in, the as-built drawing goes into Fleming's permanent files. That means the next contractor, manager or board knows exactly where every line runs, which matters when a landscaping contract or a property changes hands years later. Nobody has to dig a test hole to find a pipe.

Each spring Fleming runs every zone, checks for broken heads and coverage, and tests the RPZ if one is required. We also handle RPZ backflow certification: the test, the paperwork, and the submission to your municipality. Call the Palo office at (319) 393-9229 to talk through a site.
